Tips to sell your house fast (that actually make a difference)
Most 'sell fast' advice is padding. These are the things that genuinely move a sale along, and the honest alternative when you cannot wait for the market.
If you are selling on the open market and want it done quickly, most of what speeds a sale up is unglamorous and cheap. Here is the short version, without the filler, and then the honest alternative if the market is simply too slow for your situation.
Presentation: first impressions do the selling
Buyers decide fast, often from the pavement.
- Kerb appeal. Front garden tidy, door clean or repainted, bins out of shot. People have half-decided before they cross the threshold.
- Declutter properly. Rooms read bigger empty-ish. Box up the ornaments, clear the hallway, get what you can into storage.
- Clean like it matters, because it does. Every viewing, spotless. Kitchens and bathrooms carry the decision.
- Neutralise the bold stuff. Strong colours and busy wallpaper cost you buyers. A weekend and a few tins of neutral paint is the best-returning job on this list.
- Smells are a dealbreaker. Air the house, go easy on the air freshener, and if you smoke or have pets, ask an honest friend how the house actually smells.
Spend carefully, if at all
Kitchens and bathrooms sell houses, but a full refit rarely pays back in a hurry. Fix what reads as neglect (dripping taps, cracked sealant, the peeling ceiling) rather than remodelling. If the outside render or pointing looks tired, that is the one bigger job that genuinely shifts kerb-appeal.
Marketing: where fast sales are really won
- Photos are everything. Insist on good ones, taken on a bright day, after the declutter. If the agent's photos are poor, ask for a reshoot or supply better.
- Refresh a stale listing. New photos and a tweak to the description restart the algorithmic clock and stop your listing looking shop-soiled.
- Include a floorplan. Plenty of buyers filter by layout and skip listings without one.
- Price for the market you are in, not the one you want. The single biggest speed lever. Overprice and you will make the correction three slow months later anyway.
And if the market is still too slow
